What the visit involves

Your EPC assessor inspects the home in person. They have to reach every room, the boiler and the loft, as long as the loft is safe to get into.

They may photograph the heaters, the meters and anything unusual. The age of the building is used to guess any parts they can't see or reach.

The details are then entered into government approved software, which works out the rating. A digital certificate copy is then sent to you.

The time it takes

For a smaller home, the survey often runs around 30 minutes to an hour. Homes that are larger or more complex need more time.

When booking, ask how quickly the certificate will arrive. For an extra fee, some assessors provide a faster service.

What to prepare beforehand

Paperwork helps you receive the most accurate rating. Hidden features like cavity wall insulation can't be counted unless you show proof such as receipts. Collect whatever you can from this list.

  • the build date of the home and of any extension
  • double glazing certificates
  • any wall insulation details
  • manuals for the boiler and hot water cylinder, along with their fitting dates
  • the location of the thermostats and timers, plus where the meters are

Who is allowed to do an EPC

An EPC can only be produced by an accredited assessor. They must be members of a government approved accreditation scheme, and lodging it on the official register is something only they can do.

If you're in England, Wales or Northern Ireland, the GOV.UK assessor search will list them. Use the Scottish EPC Register if you're in Scotland.

Your EPC lists the details of the scheme. Not happy with it? Take your complaint to the assessor first, and to their scheme if that fails. Prices are covered in EPC cost.
